Quebec property managers

French first. Quebec’s rules in mind.

Nolan answers renters in Quebec French, switches to English the moment they do, and leaves you a booked visit instead of a voicemail.

What Quebec leasing looks like

How it works in Quebec

  • Speaks Quebec’s rental French

On our demo line, Nolan talks about 3 ½, 4 ½ and 6 ½, knows a landlord can’t ask for a security deposit in Quebec, and switches to English when the caller does.

  • Kangalou and Kijiji alerts become leads

The email alerts those sites send for each inquiry become leads in your inbox, and your Nolan number on the listing gets calls and texts answered.

  • Questions set by Quebec’s rules

For your Quebec buildings, Nolan asks only what the rules below allow, the same way for every renter.

  • A hand-off to the TAL electronic lease

When you’re ready to sign, Nolan points the renter to the TAL’s official electronic lease.

What Quebec’s authorities say a landlord may ask

The privacy commission (CAI), the housing tribunal (TAL) and the human rights commission (CDPDJ) publish what a landlord may collect from an applicant. In short:

TopicWhat the guidance saysSource
Identity and past landlordsName, current address and the contact details of previous landlords may be collected.CAI
Credit checkOnly with consent, and name, address and date of birth are enough. The CDPDJ adds that it shouldn’t be systematic.CAI
Social insurance numberNot needed to rent, and an applicant can’t be refused for declining to give it.TAL
ID cardsA landlord may look at one, but may not copy it or write down its numbers.TAL
Employer, salary, pay stubsNot needed to assess an application. Proof of regular payment, such as rent receipts or a landlord reference, is the preferred route.CDPDJ
HouseholdThe CDPDJ lists the number of occupants and the age of children among things a landlord can’t require.CDPDJ
DepositNo security deposit: only the first month’s rent may be required in advance.Civil Code, art. 1904

For your Quebec buildings, Nolan asks only the questions this guidance allows: the unit, the move-in date and pets. It never asks how many people will live there or the age of children, and never asks for a social insurance number, bank details or a payment.

The TAL’s electronic lease

The TAL sells an official electronic lease, completed and signed online by both parties for $2.99 plus taxes. Rather than generate a lease of its own, Nolan points the renter there when you’re ready to sign.

Law 25: what we do, and what stays with you

Quebec’s private-sector privacy act, as amended by Law 25, puts duties on you as the enterprise that collects renters’ information, and on us as your service provider.

  • No automated decisions

Section 12.1 sets duties for decisions based exclusively on automated processing. Nolan never approves or turns down an application: a person on your team makes every decision.

  • No scoring of renters

Nolan doesn’t rank or score applicants. The CAI reads section 8.1 as requiring that features able to profile a person stay off unless that person turns them on.

  • A kit for your privacy impact assessment

The Act asks for an assessment before you acquire a system that handles personal information (section 3.3), and before information is communicated outside Quebec (section 17). We provide a kit with our data flows and subprocessors.

  • Where data is processed

Calls and texts are carried by Twilio in the United States, and Nolan’s replies are produced by Google’s Gemini, which may process them in any country where Google operates. Your leads are stored with Cloudflare in eastern North America, and emails to your team go through Amazon Web Services in Montréal. The data processing agreement lists every subprocessor and where it operates.

The same prices, in Canadian dollars

On a yearly plan, Essential is $99 a month with 25 doors included, Growth is $499 with 150 doors and Scale is $1,499 with 600 doors. Past those, each door is $4, $2.50 or $2. Every plan has 5 call minutes a door each month, pooled, and no setup fee.

Questions from Quebec property managers

Do renters know they’re talking to an AI?

Every call opens the same way: “Hi! I am Nolan, from Maple Street Properties. Our team is away right now, but I can book an apartment visit or answer questions. Just so you know, this call is recorded.” Whenever someone asks whether it’s a person, Nolan says plainly that it’s an AI.

Does Nolan ask for a social insurance number?

No. Nolan never asks for a social insurance number, bank details or a payment.

What does Nolan say about deposits?

On our Quebec demo line, Nolan tells callers there’s no security deposit, only the first month’s rent in advance, which is what article 1904 of the Civil Code allows.

Where is renters’ data processed?

Our data processing agreement lists every subprocessor and where it operates.
