What does Kalio cost for leasing alone?
Separate Maude, the leasing assistant, from Simon, the tenant concierge. Kalio’s calculator defaults to a combined example; buying two agents is not the same scope as Nolan’s leasing service. The published formula is a $350 monthly platform base, $0.35 per door for Maude, optional $0.60 per door for Simon and $0.60 per call minute. The page does not identify the currency.
| Portfolio | Maude + platform, before calls | Maude + Simon + platform, before calls |
|---|---|---|
| 200 doors | $420/month | $540/month |
| 500 doors | $525/month | $825/month |
| 1,000 doors | $700/month | $1,300/month |
At 500 doors and an assumed 250 voice minutes/month, Maude alone is $675/month before setup. Using the displayed $3,000 setup for one agent at 500 doors, twelve active months cost $11,070, allowing the first-month 50-minute credit. Halving setup with a 12-month commitment makes that $9,570, without assuming the separate prepaid promotion. These are calculated scenarios in Kalio’s unspecified currency, not CAD quotes or forecasts of your usage.
Maude can be paused in months without leasing; ask whether the platform base still applies and how partial months work. The 12-month agreement reduces setup by half, but its FAQ says the other half becomes payable if you cancel early. Have the quote specify the agent count, setup band, taxes and prepaid terms.
Which channels and workflows are established?
Maude’s page describes leasing conversations, showings, screening and Marketplace/Kijiji listing work. The homepage emphasizes Messenger and email, while Maude’s page also names phone. Ask to see the exact Messenger account connection and a complete phone conversation. Simon’s phone/SMS/email capabilities are not evidence that every channel is included in Maude.
| Requirement | Kalio question to resolve | Nolan |
|---|---|---|
| Nurturing through booking | Which triggers and channels does Maude use after a prospect stops replying? | Text or email follow-ups after about one, three and seven days, when you turn them on, stopped by a booking |
| Listings | How does takeover of existing listings work, and on what account? | Answers the calls, texts and emails your listings bring in; it doesn’t post or take over listings |
| Screening | Which credit checks, fees and human decision steps are included? | Sends your screening link; does not supply a credit bureau report |
| Lease signing | Maude’s page marks TAL e-lease work for January 2027 | Not part of Nolan; your lease process stays as it is |
| Existing tenants | Simon is a separate product with an additional rate | This comparison covers leasing only |
| English | An English website does not prove conversational English support | Quebec French and English, switching when the caller does |
Which product is a better fit?
Kalio is a closer fit when you want a Quebec supplier combining leasing with tenant-service automation and listing preparation. Nolan is a closer fit when the buying requirement is renter conversations and bookings without purchasing a tenant concierge. Compare the leasing-only scenario first, then add the other operational services you actually need. Do not declare a price winner until Kalio confirms currency and both quotes include the same usage and implementation scope.
What does Nolan cost?
Nolan publishes one price list in Canadian dollars, with no setup fee. It has three packages, each with doors included. Its plans, the voice minutes they pool and the rate after them are in the table above and on the pricing page. Texts, email and chat are not metered, and texting on a Canadian number needs no carrier registration. Other companies’ prices are shown as their pages give them, without conversion.
What does Nolan do in the conversation?
Nolan, the AI leasing agent, answers calls, texts, website chat and listing-site emails, day and night, in English or French, switching when the renter does. It finds the right unit among your listings: it asks for the move-in month, budget and bedrooms in one question, offers the nearest unit when nothing fits, and texts or emails the units that fit. It asks your approved questions, sends your screening provider’s link at the right step, and books the showing into your Google Calendar with reminders.
When you turn them on, follow-ups go by text or email to renters who didn’t book, after about one, three and seven days. A booking, an opt-out or your team stops them. Your team sees every conversation in one inbox, can take any of them over, and can have calls transferred live. Nolan connects to HubSpot and LeadSimple, and sends leads to any other system by webhook, API or CSV.
What should you test in a demo?
Run the same renter through each product: a question about one of your listings, a request for a cheaper unit, a reply after a day of silence, a new showing time and a request for a person. Check that a booking or an opt-out stops the follow-ups. Ask Kalio for the same call in English. To try Nolan, call its demo line with a real listing question and take it through the same steps.
How should you read this comparison?
Descriptions come from each company’s public pages and Nolan’s product inventory. They are not a performance benchmark, and a capability we could not confirm is not described as absent. Product names belong to their owners; Nolan is not affiliated with any of them.
