What is included in Canadian receptionist pricing?

Provider Published commercial model Costs and limits to resolve
AnswerConnect Canadian pricing is currently by quote Included minutes, overage, setup, booking, follow-up and bilingual staffing
Dialbox Core C$129/100 AI calls; Pro C$299/300; Max C$699/900; Managed from C$999 Staff phone/Assist licenses C$35 each; location and outbound limits
Clémentine From $99/month plus setup from $300; currency not identified Call allowance, extras and exact calendar/CRM integration
Agent IA Vocal From US$199/month for 60 minutes plus US$999 setup Overage and implementation scope

Do not reuse old AnswerConnect rate cards as a current Canadian quote. Its public pricing endpoint did not supply a current numeric tariff. Clémentine’s page also contains zero-dollar placeholders in plan cards; the explicit “from $99” and setup language are the meaningful published starting points, not a free plan.

For 300 AI-handled calls in a month, Dialbox Pro is C$299 before optional extras. Two additional Phone + Assist licenses make it C$369. At that tier, outbound AI calls share the main pool and are capped at 75 campaign calls, with 1,000 campaign texts. It is not 300 incoming calls plus 75 free extra calls. Sustained excess usage leads to an upgrade or managed review rather than a published automatic per-call overage; outbound campaigns pause at the cap.

Clémentine’s starting arithmetic is $99 × 12 + $300 = $1,488 for year one in its unspecified currency, assuming the minimum plan and setup fit. This is a floor, not a comparable quote for 300 calls. Agent IA Vocal’s US-dollar starting arithmetic is US$3,387 for twelve months plus setup, before additional minutes. Keep currencies separate until the vendor confirms the contract currency.

Sources: AnswerConnect real estate, Dialbox pricing, Clémentine. Intake, a notification and a two-way AI conversation are different capabilities. Ask for a renter email that receives an answer, then continues by SMS and ends with a calendar event.

Which buyer does each serve?

AnswerConnect suits buyers who require humans and a tailored call flow. Dialbox is a broader Canadian front-office system with meaningful follow-up features; it is not just an answering bot. Clémentine offers a supplier-assisted setup for local businesses. Nolan focuses on listing context and moving rental prospects through conversation, qualification and booking. Compare the complete workflow and confirmed language coverage with your own listings, not merely an English or French marketing page.

How do leasing-specific alternatives compare?

Product Pricing basis Conversation, follow-up and booking scope
Showdigs Plus $2/door, $200 minimum; Core is $1.20/door, $120 minimum Plus adds AI calls/messages to showing operations; on-demand showings are separate
LetHub US$199 platform minimum; published 200-door example US$200/month; voice from US$49 extra Web chat, SMS and email; voice add-on, qualification, follow-up and tour booking
Leasey.AI Starter from $299; All Modules from $499; currency and portfolio scope to confirm Starter includes AI lead responses; All Modules adds inbound phone, screening, e-signing and Marketplace automation

Showdigs Plus comes to $400/month at 200 doors and $1,000 at 500. Twenty optional agent-accompanied tours at the listed $49/tour add $980. A 200-door month with those tours therefore starts at $1,380. The physical showing service is work Nolan does not supply, so compare the software and labor components separately. The pricing page does not explicitly identify currency.

LetHub’s 200-door example plus its starting voice subscription gives US$249/month. Twelve such months plus US$199 starting onboarding equal US$3,187, before voice usage, extra on-market capacity and hardware. Portfolio plans include three on-market listings per 100 doors, so six at 200 doors; a high-vacancy month can add charges. Its platform has a 12-month contract, while the voice add-on is advertised without a contract. Resolve the published 30-day opt-out language and nonrefundable payments in the written agreement.

Leasey’s page lists starting package prices alongside a $2.95/unit statement, without enough detail to reconcile the two into a universal portfolio quote. At the displayed $499 starting package, twelve months would be $5,988 before unspecified extras. Do not treat that as a guaranteed 500-door price. Ask for currency, units included, usage allowances, implementation costs and the permitted Marketplace connection method.

How can you compare channels without misleading checkmarks?

Phone, SMS, email and chat should each be tested as conversations. An email notification to your team is not an AI email reply to a renter. A campaign text is not automatically a two-way agent. Showdigs markets AI phone/messages; LetHub explicitly describes chat/SMS/email and a voice add-on; Leasey documents inbound phone in All Modules. Verify any additional channel before marking it covered.

Use a delayed-reply scenario, not only an immediate booking: ask about pets, stop responding, reply the following day with a different move-in date, then book. Record whether the product remembers the unit, offers current availability, follows up without duplicates and stops after booking. Run human services through the same sequence. These tests establish suitability; public feature pages alone do not establish conversion rates.

How should you measure value?

Use total monthly service cost plus implementation amortized over the expected term, divided by qualified attended showings. Track booked and attended showings separately, along with staff interventions and opt-outs. If a hypothetical $600 service produces 30 attended showings, cost is $20 each; at 15 it is $40. These are arithmetic examples, not measured vendor results. Do not assume every new booking represents an incremental lease or credit all occupancy gains to the software.

What about Quebec and locally configured services?

Kalio separates leasing assistant Maude from tenant concierge Simon. At 500 doors, Maude plus the platform is $525/month before calls; adding Simon makes $825. Calls add $0.60/minute and setup is per agent. The page leaves currency unspecified. Maude’s channel scope should be confirmed independently of Simon’s. See the detailed Kalio comparison for setup and first-year calculations.

Leasing On Call lists website chat at $97/month plus $295 setup, voice at $197 plus $495, and automated booking at $297 plus $695. Currency is not stated. Its booking package adds reminders and prospect follow-up. Twelve months at that starting price plus setup equal $4,259 before usage fees. Ask whether the lower voice tier books directly or hands off to a booking link: the headline and tier descriptions differ in how they describe booking.

For every local service, test spoken French, written French, switching languages and the handoff to your team. Confirm listing-site email intake separately from direct access to a social account. Serving the market does not by itself establish every local integration or language workflow.

What does Nolan cost for the same portfolio?

The Canadian price list uses a per-door price for Starter, 1 to 10 doors, and graduated door bands for Pro. All amounts in this table are CAD, before taxes, usage extras and promotional discounts. Other vendors’ USD prices have not been converted.

Plan or portfolio Annual plan, monthly equivalent Monthly billing
Nolan Pro C$4.19 for the first 200 doors, C$2.79 for doors 201–1,000, C$2.09 thereafter; C$419 minimum monthly equivalent on annual billing C$4.99/C$3.29/C$2.49 per band
Starter, one door, portfolio of 1 to 10 doors No annual commitment required C$39
Pro, 100 doors C$419 C$499
Pro, 200 doors C$838 C$998
Pro, 500 doors C$1,675 C$1,985
Pro, 1,000 doors C$3,070 C$3,630

Annual rates are C$4.19 for the first 200 doors, C$2.79 for doors 201–1,000 and C$2.09 thereafter, with at least 100 doors billed. Monthly rates are C$4.99/C$3.29/C$2.49 for the same bands. Multiply the annual-plan monthly equivalent by twelve for its annual subscription cost.

Starter pools 30 voice minutes per door; Pro pools five minutes per door. Extra voice is C$0.28/minute. At 100 doors, 800 minutes add C$84 above the 500-minute pool, making annual-plan monthly-equivalent cost C$503 before tax. Text, email and chat are not metered; users and the main number are included. Extra numbers are C$4/month. There is no Nolan setup fee. The 14-day trial requires a card. Compare list prices first and calculate any promotion separately from renewal pricing.

What does Nolan include, and what still needs verification?

Nolan’s scope is the full AI leasing conversation: nurturing a prospect, answering questions, qualifying interest and reaching a booked call or showing. Evaluate that outcome with a real conversation, including objections and delayed replies. A roadmap promise is not proof that every outbound cadence or booking type is available today.

Nolan covers phone, SMS, web chat, listing-email intake and replies, renter history, a leasing pipeline, team handoff and showing bookings in Google Calendar. Since October 12, Nolan also narrows many listings down with each renter: the move-in month, budget and bedrooms asked in one question, the nearest unit by date, price or distance when nothing fits, and the units that fit sent by text or email, with a link to each. US texting requires carrier registration. It connects to Outlook, Buildium, Follow Up Boss, HubSpot and LeadSimple. Other PMS connections vary by connector. It answers Facebook Page and Instagram messages. Personal Marketplace work is Muse-assisted; it is not the same as a native Page-message integration. Zapier and Make connect through Nolan’s apps. We have not verified a general outbound AI prospect-calling campaign or WhatsApp channel for Nolan.

When enabled by the owner, Nolan follows up with eligible unbooked SMS/email leads after about one, three and seven days. The messages use fixed wording; replies return to the conversation. Booking, opt-out, team intervention and other eligibility checks stop the sequence. These follow-ups are off by default and do not establish outbound AI voice or social-message campaigns.

Ask for one demonstration from inquiry to booking: a listing question, a follow-up after silence, a changed preference, a new available time and a human takeover. Verify that an opt-out or completed booking stops unnecessary follow-ups. A booking link, reminder and adaptive conversation should be assessed separately. Check current availability before purchase.
