Texting
Renters text. Nolan texts back, day and night.
Nolan replies to texts the way it answers calls: from your listings, toward a booked showing.
What it does
Replies to every text
Questions about rent, pets, parking and availability, answered from your listings at any hour.
Books the showing by text
It offers open times, books one and confirms it in the same thread.
Finds the right unit
With many listings, Nolan asks when they want to move in, their budget and how many bedrooms in one text, then narrows your units down. Nothing fits? It offers the closest match, or your units nearest the area they asked for, with how far away they are.
Texts the units that fit
When several still fit, it texts the list with a link to each unit, or emails it if they prefer.
Picks up after a missed call
A caller you missed gets a text, so the conversation continues where it’s easiest for them.
Only texts people who reached out
Nolan answers renters who texted, and texts a caller only after a missed call or about a showing they booked. It doesn’t send marketing.
Respects opt-outs
Nolan never replies to STOP or another opt-out word, and the carrier blocks later texts to that number.
Reminds before the showing
A text before each showing booked on a call or by text, sent only to renters who agreed to it. They can answer to confirm or cancel.
Asks renters to confirm
Renters are asked to confirm before the showing. Turn it on, and showings nobody confirmed by your cut-off are canceled, so the time goes back to other renters. After a no-show, one click offers a new time.
Follows up when they don’t book
If you turn it on, a renter who asked about a unit and didn’t book hears from Nolan a day, three days and a week later, about that unit only. Any answer goes to Nolan, and it stops when they book, reply STOP or your team writes.
Set up in three steps
- 1
Get your Nolan number
One local number for calls and texts, to put on your listings. Calls work from day one.
- 2
Give us your business details
We file the registration US carriers require, once for your company, and it covers every number you add later. Approval usually takes one to three weeks.
- 3
Choose draft or send
Let Nolan send replies on its own, or have it draft them for your team to approve.
What your team sees
Every thread in one inbox
Texts sit in the renter’s thread with their calls, chats and emails.
Draft or send
Approve Nolan’s texts before they go, or let it send and read along.
A page per renter
Name, number, the unit they want and the showing they booked.

Don’t take our word for it. Call Nolan.
Nolan is answering right now for Maple Street Properties, a sample property manager with three apartments for rent in Boston. Play the renter: ask about the rent, the broker fee, pets or parking, then book a showing.
Try asking
Texting this number opens once US carriers approve it. Meanwhile, text Nolan right here.
Day and night, in English, Spanish and other languages. Calls are recorded and we keep the transcripts to improve Nolan. The apartments are samples, so no one will be at the showing.

Texting questions
Why does texting on a US number take a few weeks?
US carriers block texts from any business number that isn’t registered with them, even replies to renters who texted first. The registration, called A2P 10DLC, tells carriers who your company is and what its texts are for. We file it for you, once for your company, and carriers usually approve it within one to three weeks. Calls work from day one in the meantime.
What does carrier registration cost?
Carriers charge for it, and we pass their fee through at cost: at today’s rates $19.50 once ($4.50 to register your company and $15 for the carriers’ review) and $1.50 a month, or $2 a month if you register as a sole proprietor. If the carriers ask for changes, their $15 review is charged again at cost when we resubmit.
Does Nolan only text renters who contacted me?
Yes. It replies to renters who texted your number, and it doesn’t send marketing.
What if a renter writes STOP?
Nolan stays silent on STOP and other opt-out words. The carrier confirms the opt-out and blocks later texts to that number.
Can Nolan text first, for reminders or follow-ups?
Yes, for a reminder before a showing, sent only to renters who booked and agreed to it, and for a text back after a missed call. If you turn follow-ups on, Nolan also checks in up to three times with a renter who asked about a unit and didn’t book, about that unit only. Nolan doesn’t send marketing texts.
What does texting cost?
Texts are unlimited on every plan. The only extra is the carriers’ registration fee, passed through at cost.
