From first ring to your decision.
What Nolan does in every conversation, and what your team sees.
- 1
It answers wherever renters reach you
The same Nolan answers on every channel you connect, with the same rules.
- 2
It says who it is
Every call and text starts the same way, and it says plainly that it’s an AI whenever a renter asks:
“Hi! I am Nolan, from Maple Street Properties. Our team is away right now, but I can book an apartment visit or answer questions. Just so you know, this call is recorded.”
- 3
It answers from your listing details
Rent, availability, what’s included, pets, parking and fees come from your listings. When it doesn’t know, it says so and offers a call back. It never invents a policy.
- 4
It asks the same questions of every renter
It asks only the questions the rules allow where the unit is, the same way for every renter. It never asks about protected characteristics, and never collects a Social Security number, bank details or a payment.
- 5
It finds the right unit among your listings
With several listings, it asks in one question when the renter wants to move in, their budget and how many bedrooms, then only for what’s missing. If they name an area, it checks whether you have units there and, if not, offers your closest ones with how far away they are. If nothing fits, it offers the nearest match, like a unit free a month later. If several still fit, it texts or emails them the list, with a link to each unit. It never describes what an area is like.
- 6
It books the showing
It offers your real open times from Google Calendar, books one and confirms it by text.
- 7
It sends your screening link
At the application step, applicants get the link to the screening service you already use. Reports go to you, never through us.
- 8
Your team decides
Nolan never promises a unit, approves an application or discusses screening decisions. Approvals and declines are yours.
You choose when your team takes over.
Choose when accommodation requests, emergencies and disputes go to your team: never, always, or during your hours. When they go to your team, Nolan says so and takes a message; otherwise it notes them for your team and keeps helping. It never approves or turns down an accommodation request itself, and it tells anyone in danger to call 911.
Every word, on the record.
Each conversation keeps its transcript, its channel and what was booked, on the renter’s page, and exports per renter.
