This comparison is published by Nolan. Vendor pricing and capabilities were checked on October 9, 2026. Calculations are illustrative; quote-only prices and unverified capabilities are identified.
What does the quoted price actually buy?
AppFolio does not publish a price for Leasing Performer with Voice. Core has a 50-unit minimum and a minimum spend; higher plans require a quote. Ask for the PMS subscription, required plan, AI charge, implementation fee and contract separately. An old online per-unit estimate is not a current quote for this voice product.
Buildium lists platform starting prices of US$62 for Essential, US$192 for Growth and US$400 for Premium. Its pricing table points to account-specific AI Workforce pricing. These starting prices are not a guaranteed AI voice package at your portfolio size. Showings Coordinator is a separate listed service from US$41/month, with a US$25 Essential setup fee. Confirm whether it is needed alongside the proposed AI package.
| Buying situation | Relevant cost comparison |
|---|---|
| Already paying for the required PMS tier | Incremental AI, onboarding and usage charges versus Nolan’s additional subscription |
| Need a PMS tier upgrade to get the workflow | Upgrade difference plus AI and usage, not the full old subscription again |
| Switching PMS for leasing AI | New PMS plus migration, staff training, overlap and integrations |
| Keeping the PMS and adding Nolan | Existing PMS cost plus Nolan and any connector work |
For example, if you already pay US$192/month and the quote requires a US$400/month tier, the starting-price difference is US$208/month, before account-specific pricing and fees. That arithmetic does not establish that the upgrade includes the voice workflow you want. Compare written scope, not the word “AI” on a plan card.
What can the embedded AI do?
AppFolio’s Leasing Performer announcement documents phone, SMS and email continuity, tour scheduling and guest-card updates. That is a direct alternative for teams already operating in its ecosystem. Buildium’s AI page describes a Leasing Agent covering leasing operations, but does not supply an equally specific channel-by-channel conversational specification.
| Decision | Embedded PMS AI | Nolan |
|---|---|---|
| Source of listing truth | Native PMS records | Your listings, added in Nolan or imported by CSV |
| Lead history | AppFolio documents CRM guest-card updates | Renter thread and leasing pipeline |
| Qualification and booking | Demonstrate the exact purchased AI product | Your approved questions, then a showing booked into your Google Calendar |
| Accounting, maintenance and resident portals | Core reason to keep a PMS | Outside Nolan’s leasing-conversation scope |
| Integrations | Permissions and API access depend on the PMS plan | HubSpot and LeadSimple, plus webhooks, an API and CSV |
How should a buyer validate the integration?
Test a rent change, an unavailable unit, a duplicate inquiry and a rescheduled tour. Record which system wins a conflict, how quickly it updates and where the transcript lands. A connector listing is not proof of two-way synchronization for every object. AppFolio lists read-only API access on Plus and read/write on Max; obtain written confirmation for the integration you actually intend to use.
Choose embedded AI when it meets the required conversation workflow inside a PMS you already want. Choose Nolan when retaining your current system and managing conversations across channels is the priority. Neither option should be selected from a headline monthly price alone.
What does Nolan cost?
Nolan publishes one price list, with no setup fee. It has three packages, each with doors included. Its plans, the voice minutes they pool and the rate after them are in the table above and on the pricing page. Texts, email and chat are not metered. Texting on a US number starts once carriers approve its registration, and the registration fees are on the same page.
What does Nolan do in the conversation?
Nolan, the AI leasing agent, answers calls, texts, website chat and listing-site emails, day and night. It finds the right unit among your listings: it asks for the move-in month, budget and bedrooms in one question, offers the nearest unit when nothing fits, and texts or emails the units that fit. It asks your approved questions, sends your screening provider’s link at the right step, and books the showing into your Google Calendar with reminders.
When you turn them on, follow-ups go by text or email to renters who didn’t book, after about one, three and seven days. A booking, an opt-out or your team stops them. Your team sees every conversation in one inbox, can take any of them over, and can have calls transferred live. Nolan connects to HubSpot and LeadSimple, and sends leads to any other system by webhook, API or CSV.
How should you read this comparison?
Descriptions come from each company’s public pages and Nolan’s product inventory. They are not a performance benchmark, and a capability we could not confirm is not described as absent. Product names belong to their owners; Nolan is not affiliated with any of them.
